Colorado Outdoors is the Western Slope’s premier development project, offering shovel-ready lots available for sale or build-to-suit. The land is zoned I-1 Light Industrial, with uses by right, including commercial, business, medical, hospitality, residential, and multifamily. Upsized utilities are in place, including 3-phase power, fiber optic, water, sewer, and gas, all installed on the lot lines. Existing tenant space is also available in Colorado Outdoors.
The transformative project stretches along 1.45 miles of pristine waterfront with over $20 million currently in place for site work and infrastructure improvements, including river restoration and open space enhancements. Colorado Outdoors has over $130 million of private investment in place, including new business facilities, new housing, and hotels. And over 42 acres of preserved open space highlight a commitment to conservation. Existing and underway developments include Marriott Hotels, Secret Creek, Mayfly Outdoors, Basecamp Apartments, Shelter Distilling, and the Colorado Outdoors Medical Center. The campus is already brimming with retailers, restaurants, and working professionals, but with only a fraction of the estimated 670,000 square feet yet delivered.
While Colorado Outdoors embraces and enhances the natural environment, it is remarkably close to urban hubs. Downtown Montrose and the newly expanded Montrose Regional Airport are both less than five minutes away. Montrose is a renowned destination for outdoor recreation and includes easy access to the Black Canyon of the Gunnison National Park. The city’s Circle of Bliss includes six skiing and snowboarding areas accessible within two hours or less of the downtown area, including Telluride Ski Resort and Crested Butte. The cost of living in Montrose is markedly cheaper than the US and Denver average, which has ignited interest in the area as migration and employment opportunities trend upward.
Financial Incentives: Located entirely within a federally Qualified Opportunity Zone (QOZ), providing capital gains tax abatements for investments of 10 years. A Tax Increment Financing (TIF) district is set up for the project, opening up owner/developer incentives for new buildings. This is a tandem project with Montrose Urban Renewal Authority (MURA), which was formed to create public infrastructure, public open space, and zoning required to accommodate the project’s mixed-use intent, and it offers Community Revitalization Grants.
