IMPROVEMENTS The property has good roads around the perimeter and most of the lakes. There is a small cabin with a deck in the middle of the property but no electricity has been brought to it. Each wetland unit/pond is built with drainage pipes/boards to manage the water depth of each unit individually. WATER There is not a current water well on the property, however groundwater is available in this area. Water for the lakes can be purchased from Gulf Coast Water Authority with access to Brazos River Authority canal system. ELECTRICITY There are electric lines along the county road frontage. AREA HISTORY This area is known for great waterfowl hunting. This property is surrounded on three sides by a large duck hunting club. This aids the property in holding waterfowl in the area and improves the duck hunting potential for this property.
