PROPERTY WAS ASSEMBLED UNDER THE THREAT OF EMINENT DOMAIN FOR A NUCLEAR POWER PLANT IN THE 1970S and would be nearly impossible to replicate today. The Property encompasses most of the former farming village of Scottsville, Pennsylvania. After the utility company assembled and acquired the site, Scottsville was mostly demolished leaving only foundations of homes hidden today by forest. Scottsville was originally known as Hemlock Bottom and was first inhabited in the late 1700s by settlers from Connecticut. Farming was the major occupation. The land remained vacant and unimproved from the 1970s and was purchased from a utility in 2004 by one of the conservancies we manage.
SURVEY: The Property has been surveyed per ALTA/ACSM standards in 2004.
ZONING: There is no local zoning (this can change at any time) in the three townships where the Property is located: Windham, Mehoopany, and Meshoppen Townships, Wyoming County, Pennsylvania. The subdivision and land development in those townships is regulated by Wyoming County, Pennsylvania.
POTENTIAL SAND, GRAVEL, SHALE AND PENNSYLVANIA BLUESTONE.
