Currently under Volusia County legislation, 2 parcels are zoned commercial B-4 and 1 parcel is zoned residential R-3. Volusia County desires the annexation of the 3 parcels to the City of Edgewater. The annexation is a good opportunity for owner/buyer to request rezoning from the City of Edgewater in order to fit owner/buyer's needs. For example, rezoning to R-5 for up to 35-unit multifamily development. There is also potential to acquire additional adjacent lot(s) for a larger development project.
