Background Walter Kroll brings more than 20 years of experience in real estate property management and operations. Walters experience has been in Fortune 500, Mid-market, and solopreneur companies. As Managing Director of Icarian Real Estate Advisors, LLC., Walter developed and supervised day to day operations and property management. He increased NOI by 100% while increasing the value of the assets by 500%. Walter is the recipient of multiple preservation trust awards for his renovation and preservation of historic buildings and homes. Walter’s project management skills, in this very difficult asset class, have earned him the recognition as an expert in historic commercial and residential properties. While at Pennzoil, Walter was promoted to District Manager responsible for 80 sites and 650 employees. His total real estate assets under management exceeded $100 Million. This included company owned and leased properties. Walter supervised site selection, construction and property management. Walter created and drove the carwash wash initiative for the entire enterprise. He was responsible for vendor evaluation, selection, and project management. This initiative resulted in sales increases above 10% per location. Walter created the Western Mass Food Bank initiative which raised thousands of dollars for the non-profit while resulting in a 10% increase in company sales. He also found and vetted a new advertising vendor that created a net 5% increase in sales. This vendor became the standard vendor for the east coast market. While at Cumberland Farms, Walter was promoted to Area Manager in charge of 15 locations responsible for all operations including real estate, maintenance, hazmat training, vendor sourcing and capital improvements. Walter was recognized for maintaining the highest customer satisfaction and cleanliness for any area in CT often recognized by the Area Director for “best in class” stores of any area. In his personal life, Walter has been coaching wrestling for over 22 years. He volunteers much of his time in his community. He has been active on his neighborhood council for over 10 years, 5 of those as President of the Board and Chair of the Public Safety Committee. He’s the Chair of the annual block party and actively participates in Keep Springfield Beautiful.
