Ron Godel specializes in Industrial and Commercial Real Estate in the areas of Brooklyn, Queens, and Manhattan. To date, he has sold and leased over 500,000 SF of property. Ron gained his professional experience at the age of twenty-two by becoming a partner in a residential property management company. As the Director of Management, Ron’s duties entailed nearly everything management-related including, but not limited to, hiring contractors, negotiating contracts, refinancing mortgages, ensuring necessary insurances were in place, preparing budgets, reviewing maintenance programs, liaising with both superintendents and unions, and maintaining a vast knowledge of roofing, boiler systems and asbestos remediation and encapsulation. In 2003, Ron assumed the management of a family-owned industrial real estate portfolio consisting of 30 industrial buildings with over 450,000 SF in Spring Creek, Brooklyn. This portfolio contained buildings ranging from 2,000 SF to 70,000 SF and had over 105,000 SF of vacant space. Under Ron’s leadership, the buildings were 100% occupied within one year, and the annual rental income had markedly increased. Ron’s main responsibility was to make sure the buildings operated at their fullest capacities and that all systems functioned properly. In doing so, he met with building tenants several times a month, to make sure that they were satisfied as well. It was also his responsibility to meet with attorneys, city agencies, and other entities that were involved in the operation or upkeep of the buildings.
