Phil's current leasing portfolio consists of approximately 850,000 square feet with owners such as Lincoln National Life Insurance Company, PaineWebber, Teachers Insurance and Annuity, BGK Properties, NationsBank of Kansas City, Property Capital Trust, and Glenborough Realty Trust. Specializing in third party brokerage and leasing of troubled institutional properties, Phil has made significant increases in vacancies in office buildings such as Mark Twain Tower in downtown Kansas City with a takeover in July of 1990 with an occupancy of 42% to a current 83% occupancy. Likewise, the office building at 1300 East 104th with a takeover in April 1995 with 29% occupancy to a current 100% occupancy, and the office building at 1200 E. 104th with a 33% occupancy at takeover to a current 100% occupancy within eight months of the takeover.
