For over 30 years I have been a commercial real estate broker. My mentors include appraisers, attorneys, developers, and engineers who have influenced my approach as a commercial real estate broker. That mindset, confirms property details, zoning uses, utility access, market trends, traffic counts, and demographic studies. Property details are inspected, verified, and compared to all information to best identify property viability and limitations to set the stage for success. Observations and solutions are part of the marketing strategy to reach buyers and correct issues that arise prior to or during the transaction. My marketing plan is a blend of target marketing,leveraging several local and regional MLS networks,public- private developers, web sites Loop Net, Co Star & BHHS linked to my phone and email address. Prospecting sessions are recorded maintained during the marketing campaign, measuring results, and adjusting expectations to market trends that clients periodically receive during the process. Once the contract has been negotiated and vetted by counsel, I follow the transaction through the due diligence until closing. My current data base consists of monthly contacts, individual site contacts, and 3,500 contacts all contribute to effective leasing and sale results. In our commercial market 1 out 5 listings sell in a year. My decades results indicate 50% in that same time period. Failure is not an option.
