Michael Pou is an Associate Broker of Talbot Realty Group specializing in commercial leasing, real estate transactions and real estate consulting. He holds a BS in Geology from Louisiana State University where he graduated in 1984. He began his career in commercial real estate in 1986, as a commercial property manager and leasing agent of office and retail portfolios across the Gulf South and became Executive Vice President of Latter & Blum Property Management, Inc. in 1995. For 19 years of Michael’s career he was a Corporate Real Estate Executive for Whitney National Bank and IBERIABANK. At each he oversaw staffs of 20 to 30 employees and was responsible for over $250MM of real estate assets and over $50MM in annual spend. Michael was responsible for property management services, office and retail lease transactions and lease administration, land acquisitions (site selection), excess property sales, sale/ leaseback transactions, build to suit negotiations and developments, development of corporate offices and ground-up development of bank branches and office facilities. Michael assisted in corporate expansion strategies and is experienced in obtaining municipal and state incentives. Michael is proficient in evaluating commercial portfolios in determining book to market value adjustments and is proficient in developing acquisition and disposition strategies. He participated in over 20 acquisitions of companies from $250MM to $1.2BB in total assets with real estate portfolios ranging from $20MM to $50MM in book value. As a real estate broker and consultant, Michael has assisted corporate real estate executives in setting corporate realestate organizational structures and policies and procedures, he has coordinated single tenant developments pairing developers with single tenant users, assisted investors in 1031 tax deferred transactions and replacement properties, coordinated lease transactions as landlord and as tenant. Michael has also purchased and sold his own portfolio of investment properties and is the current partner, agent and manager of a successful New Orleans Garden District Shopping Center. Through minor renovations, repositioning the tenant mix and changing the lease structures over time, the value of the Center has more than doubled from 2010 till present. Michael is a Certified Property Manager, CPM©, through the Institute of Real Estate Management, a former Master of Corporate Real Estate and holds a Louisiana Associate Broker license.
