An early interest in tourism and extensive experience in property management led John Blackmon to his role as a real estate agent with Treasure Realty in 2020. Since then, he has focused on investment property and long-term rentals, noting that one of his areas of expertise is “looking at things the buyer may not be looking at, knowing how to coach owners through certain things.” John says there are many different types of investment property buyers, and he enjoys working with all of them. Individuals in the military looking for a home in the greater Topsail area often decide to keep their house here even after they are transferred to other locations. Someone who wants to invest in a second home may also need to rent it out when they are not using it, to help them pay for the home. There are others who see a home in the area as a full-time investment property. John says of all of these, “It’s really the same approach with what you need to know as a buyer.” For investments, “it’s all about your repeat business.” For John, a deep understanding of the greater Topsail area began in 2000, when his grandfather purchased a place in Surf City. He says he and his family “spent most of our summers and any weekend we could here.” His roots were established then, in a home his mother and aunt now own. He adds that through the years, he has met a lot of good friends here and that “most of my friends had that same path of how they got here, as beach vacationers who decided to get their own place.” Working at the yacht club in Surf City while studying for his degree in Recreation and Tourism Management at UNC-Wilmington was an opportunity to meet a lot of interesting people and to learn more about why people come to the greater Topsail area. John says the experience helped him see “firsthand how families were enjoying themselves.” His degree required an internship in the tourism field, where he began working at a local real estate company under their vacation rental department. That path launched his focus on relationship building which continues into his current work today as a real estate agent, saying he “connected with it.” In fact, he adds, “I’ve never really looked back.” Although his career began in vacation rentals, when he transitioned to Treasure Realty, he began his work in long-term rentals and then moved to full-time sales. John is now the broker-in-charge of Treasure Realty’s Surf City office, responsible for all of this location’s agents’ actions as well as taking on the responsibility for long-term rental management for the company. Clients appreciate John’s knowledge of the area and of the considerations necessary when investing in property in this area. He says he also enjoys “sharing my knowledge.” His goal is to be helpful to people who have a broad goal of buying a property and guiding them through decisions that will help them achieve those goals. He explains that “real estate is a big decision for people.” It’s important to him to be “in a position to help people with stressful decisions.” John says he is the “kind of guy that doesn’t really get flustered too much. That gets some of that weight away from others.” Recognizing that “nobody likes to move,” John says he tries to get them “to focus on the task at hand, why we’re here working together.” Moving can also be emotional and that can lead to poor decisions. He works to help his clients “accept those emotions and manage them properly.” John’s philosophy and approach also apply to the second home buyer who may have less of a business mind.
