JD Torian

JD Torian joined SRS Real Estate Partners in 2026 as Vice President in our Austin office. He focuses on retail leasing and dispositions for institutional and large private owners. His work is primarily landlord-side, often involving assets that need attention—properties with leasing friction, new ownership, or a tenant mix that no longer matches the business plan. Prior to joining SRS, JD was with Z3 Real Estate. He also has experience at Cushman & Wakefield. Before transitioning to retail real estate, JD was an owner operator of Austin’s Pizza. JD’s perspective is shaped by having been on both sides of the table. As a former tenant who has personally signed more than 50 leases, he understands how leasing decisions play out once the deal is done—what holds up, what breaks down, and where assumptions tend to fail. He facilitates leasing decisions by drawing on what he has seen work and not work in practice, helping owners evaluate tradeoffs, timing, and risk in a way that aligns with their objectives, whether that’s stabilizing an asset or positioning it for disposition.
