ABOUT

Jim Broemer is President of WelCor Development, a retail development and consulting company formed in 2004. In addition to its own retail developments, WelCor joint ventures with landowners, land developers and REITs helping them monetize land positions with retail potential. Jim has been in the real estate industry for more than 34 years in both lending and development. While in lending, he was Vice President Mid-Atlantic at Merrill Lynch; Area Vice President at GMAC, where he oversaw a four-state region; and Vice President of ICM/Pulte Homes, where he was involved in both lending and residential development. Jim began his career in retail development in 1994 at Childress Klein Properties in Charlotte, NC. While at Childress Klein Properties, he worked on The Arboretum, and Franklin Square, responsibilities including lease up and construction management of the adjacent shops in these projects. In 1998, Jim joined American Asset Corporation (AAC) as Vice President. At AAC, he continued work on The Arboretum, Franklin Square, and began work on Northcross .In addition that year he co-developed Rosedale Commons, an 80-acre mixed-use project in Huntersville, NC. Rosedale Commons was the first TND style project developed in the Charlotte market. The project anchored by Harris Teeter includes an apartment component, for-sale residential component and an office component. Jim moved to Raleigh in 2000 to spearhead the development of Brier Creek Commons, an 800,000 square foot power center. Brier Creek Commons is part of a 2000-acre mixed-use development. In addition to the development of Brier Creek Commons Jim was responsible for the sale and planning of the other components of Brier Creek. In 2003, Jim left AAC to join 1st Carolina Properties as a Partner. While there, he developed two Wal-Mart adjacent projects. He was responsible for developing Stonebridge, a joint venture with Harris Teeter. Current WelCor projects include a Whole Foods anchored project and a Harris Teeter anchored project developed in conjunction with Regency Centers, both opened first quarter 2011. New projects in development include; West Point at 751, a new ALDI anchor development which will include a Bonefish restaurant, two hotels, and a small office component; Oleander Point, a new Whole Foods anchored development in Wilmington, North Carolina developed in conjunction with Kite Realty. Jim finished his degree work in finance at the University of St. Thomas in St. Paul, Minnesota and received his Masters in Business Administration degree from Wake Forest University. He is married and has two children.
