Beginning in 1999, Brad developed a diverse real estate portfolio which included land, land improved as parking, warehouse properties, residential space, retail space, office space and a church in downtown St. Louis. These properties were acquired 100% vacant/speculative. Although downtown St. Louis is often referred to as St. Louis’s “worst” sub-market, Brad achieved 90 - 100% occupancy rates in each property on-budget and on-schedule. Brad successfully planned, acquired, constructed, sold/leased and managed the aforementioned portfolio in which he closed 100+ transactions. To date Brad has acquired, developed, leased or sold over 4,000,000 SQ FT of commercial retail, restaurant, office, industrial & parking properties accounting for over $50,000,000 in sales & leasing revenue. These cumulative totals are derived from transactions that have occured solely in downtown St. Louis, Missouri. Brad’s experience includes: planning, developing, leasing and selling mixed-use, retail, restaurant, office, residential, multi-family, industrial, land and parking properties. Brad brings developer, construction manager, broker, tenant, and landlord owner-perspectives to each deal allowing him to provide his clients (whether landlord or tenant) with pertinent knowledge related to market conditions in all aspects of the deal from site-selection to build-out cost. Additionally, Brad is proficient in: real estate product market pricing ($/SQ FT, CAM, NNNs, escalators, etc.); contractor-selection including subcontractors/tradesmen, general contractor, architect, mechanical engineer, civil engineer & structural engineer selection; subisdy-procurement (CID/tax abatement/TIF, state & federal historic tax credits, neighborhood preservation tax credits, etc.); product branding/marketing; and commercial real estate acquisition, construction, semi-permanent/permanent & tenant-improvement financing. Brad is active in the downtown St. Louis neighborhood. He served on the board of The Bridge, a homeless services provider, for five years. Brad also helped several downtown stakeholders conceive St. Louis Downtown Neighborhood Association Inc. (DNA). DNA, a membership driven organization, serves the purpose of bringing residents, business owners, property owners, downtown employees and students under one umbrella to better foster communication amongst downtown stakeholders and their representatives.
