Benjamin Cremer

Ben Cremer is an active real estate investor, developer and manager of Industrial Service Properties. These types of properties generally include: equipment sales and rental companies, truck maintenance buildings and yards, truck terminals, bus terminals, contractors shops with heavy parking and/or outdoor storage, container storage, parking facilities, etc. Some examples of tenants Ben currently owns and manages facilities for include: Amazon (blue van yards), Sunbelt Rentals, Mobile Mini, Quality Carriers, First Student, Illinois Central School Bus, and AT&T (Direct TV installation hub). Prior to forming ISP, Ben spent over 21 years as an industrial real estate broker, the last 20 of those years with NAI Hiffman. While there, Ben represented owners and tenants of all ranges of industrial property, including some of Chicagoland’s most prominent developers of large warehouses and distribution centers. During these years of learning the markets, players and property types, Ben developed a strong preference for working with owners and tenants of service properties, and this also became his preferred asset class to invest in. Ben purchased his first industrial service facility in 2003, and had accumulated 25 such facilities by the time he retired from brokerage in 2020. Now with investing as his full time focus, he is able to buy at an even faster rate, is able to respond to submittals quickly, and is not limited in size of project to avoid potential brokerage client conflicts. Ben is Chicago based, but is now buying nationally. He lives in Downers Grove, IL with his wife Nancy and their 4 children.
