The parcels are in a City of Indio “Key Development Zone,” designated as the “North Freeway Commercial Zone.” The area is on the north side along the I-10 Freeway along Ave 42. Lots of new commercial and residential development is taking place in the immediate area. There are four retail shopping centers in the immediate vicinity. There is an entrance close by on Monroes Street to the 3,500-home Sun City Shadow Hills community. Plus, the Sun City Palm Desert community, with 5,000 homes, is just two miles away.
The City of Indio is “The City of Festivals.” As a result, the various special events have a significant positive economic impact on Indio and the Coachella Valley overall. Over 1 million people attend events and festivals in Indio annually. It includes the world-famous annual Coachella Valley Music & Arts Festival every April with an attendance of 125,000 people on two consecutive weekends, and the Stagecoach Country Music Festival follows on the third weekend with an attendance of 85,000 people.
Indio is the RV headquarters of the Palm Springs area, with several RV resorts in town. Three of the Indio RV resorts are rated in California's Top 10 Best RV Resorts. A couple of the resorts are for million-dollar motorcoaches only. The Greater Palm Springs Convention & Visitor's Bureau began a new marketing campaign a few years ago to increase annual overnight visitors to the valley from 4 million to 20 million by 2026.
The City of Indio supports new development and offers some assistance: The city provides some economic incentives for hotels and movie theater development.
