The proposed Westfork Bend development encompasses ±622 total acres in Johnson County, south of the city of Godley and within
the limits of Godley ISD. The current concept plan calls for 630 40'x120' lots, 850 50'x120' lots and 350 60'x120' lots along with 11.21 acres of multi-family use, 97 acres of open space/amenity areas and nearly 42 acres of commercial uses.
The subject property Westfork Bend 622+ acreage, located in Johnson County near the community of Godley, is envisioned as a large, multi-phase residential project(s) that will provide a broad spectrum of housing types to serve the growing number of households moving to the region south of Fort Worth.
With 622 gross acres, this property will provide approximately 1,830 single-family homesites and 201 multi-family units upon completion. Westfork Bend will also provide close-in and easily accessible commercial sites along Highway 4 and FM 2331 for the future grocery, gas, restaurant and neighborhood services, adding convenience to a rural setting.
Godley ISD serves the subject property. This school district has a positive reputation in the market; it is generally preferred to nearby Cleburne ISD. Note that many of the existing and active housing developments in Godley ISD today are characterized by large lots with home prices generally positioned from the mid $300Ks and above.
As planned communities like Silo Mills to the east add new household growth to the district, additional taxable revenue and new campus needs should help shift the district's resources
The subject property is located south of TX-171, a primary east-west roadway in the area that provides access from Godley to Cleburne (traveling east) and to US 377/Granbury area (traveling northwest).
From TX-171, future residents will travel south along FM 2331 approximately 3.5 miles to reach the site near the intersection of FM 2331 and FM 4. Additionally, FM 2331 provides access from the south of the property to Highway 67.
