The property offering lies at the southeast corner of the intersection of Veterans Memorial Parkway & Concord Road. Veterans Memorial Parkway is a limited access bypass unifying the northern and southern sections of rapidly growing Tippecanoe County. Concord Road is a well-traveled north south sub-arterial road. To the west of the site lies a mix of heavier commercial, anchored by a Walmart Supercenter. Walmart is surrounded by numerous national retailers. Further west and south the area transitions to lighter commercial and residential uses. To the north and east the areas are primarily commercial and industrial in nature. Significant employers including Subaru, Nanshan, Wabash National, and GE Aviation are within close proximity.
The property offering is served by all utilities. The graphic below labels the approximate location of all utilities. The land south of the Kirkpatrick Drainage Ditch is served by the 15 diameter Kirkpatrick Ditch trunk line. This sewer line was installed to serve the shovel ready industrial ground east of this location. As such capacity at this time is somewhat restricted. There is a yellow arrow in the lower part of the map showing the location of this sewer. The land on the north side of the ditch is served by an 18" diameter sewer located in the southeast quadrant of the VMP/Concord intersection. No flow restrictions impact this line. There is ample water supply available to land on both sides of the ditch. To the storm sewer on the photo. Along Veterans Memorial Parkway there is access to a 24" water line.
