The subject development site consists of two separate adjoining land parcels that extend from Boulevard Saint-René West in the south to Boulevard de la Verendrye in the north. The western boundary of the site is Boulevard de la Cite, which runs north to south. The first parcel (Lot 1-767-088) front on Saint-René and de la Cite and has an area of 11.578 acres. The eastern parcel (Lot 1-767-071) has an area of 10.60 acres, making the total site area of the combined site 22.17 acres. As shown on the map below, there is a servitude of non-access along Boulevard de la Verendrye West, as well as a hydro corridor servitude in favour of Hydro-Quebec.
