The MedVet Columbus-Diley Hill 24/7 Animal Emergency and Specialty Care Hospital is a newly constructed, build-to-suit facility providing 24-hour emergency and specialty care for pets located in Canal Winchester, Ohio, a Columbus suburb located to the immediate southeast of the city. This state-of-the-art hospital offers advanced technology and imaging equipment to ensure quality care, including CT, dedicated surgical suites, digital radiography, endoscopy, and point-of-care ultrasound.
MedVet Columbus-Diley Hill is 100% leased for a 15-year term with a projected commencement date of December 1, 2024, with three 5-year renewal options and 1.7% annual rent increases throughout the primary term and option periods. The lease includes an absolute NNN structure, with zero landlord responsibilities, and is leased to MedVet Associates, LLC, the corporate/parent entity of MedVet.
The new MedVet facility in Canal Winchester, known as the Diley Hill hospital, was developed as a rare, same-site build-to-suit project, relocating existing MedVet services to a new premises on the existing MedVet site. Following completion of the new building in January 2025, the prior facility will be demolished and become part of an expanded parking area.
