The Tolleson development site consists of approximately 18.9 acres of vacant land. It is currently zoned C-2 in the city of Tolleson. The city
has indicated its desire for it to remain commercial and for a large commercial development to be established at this location. Some
discussions with the city indicated possibly supporting a portion for either multifamily or industrial use, but the city will likely want the
majority to remain commercial. The site is ideal for a major retail or medical user, a large retail development, or a mixed-use project.
The site sits minutes north of the largest industrial land concentration in Greater Phoenix – the Southwest Valley Industrial Corridor. Home
to more than 105,000 employees and 2,700 businesses, including Amazon, UPS, FedEx, PepsiCo, Kroger, and Ball Corporation, the
corridor is experiencing rapid growth due to its proximity to large west coast markets within a day’s drive, developable land, and business
