PINE MARKET TOWN CENTER
An ambitious, multi-phase mixed-use project that will bring over 250,000 square feet of retail, office, and multifamily space. Pine Market Town Center presents the opportunity to join dozens of top-performing, synergetic tenants, including Anytime Fitness, Harvest Market Grocery, Beerforest, Adventure Kids Playcare, Clean Juice, Woodforest Fine Dentistry, and many more. There are currently eight planned phases of Pine Market Town Center, with more on the horizon. Phase 1 began the project with two chic storefront buildings before Phase 2 brought the Harvest Market Grocery anchor and over a dozen more tenants to cement Pine Market Town Center as a Montgomery staple.
PHASE 3 & 4
Phase 3 has been fully completed, with some tenants already operating, and Phase 4 is almost complete, adding seven more buildings combined. Buildings 1, 2, and 10 feature luxury apartments on the second floor, with the ground floor reserved for retail. Building 5 has retail on the bottom floor and office space above it, with the remaining building reserved for retail use. This dual-level approach to many of the buildings activates the streetscape while maintaining a consistently livened atmosphere by the day-to-day residents and employees.
REALTY 1 PARTNERSHIP
Realty 1 Partners owns and has been overseeing Pine Market Town Center since its inception. The team has already helped dozens of tenants get started here, and they have a vested interest in making this the region's premier lifestyle center since they are local residents. Realty 1 Partners is offering exclusive deals to new tenants to start their lease at $25 per square foot, increasing to $33 by the end of the first 18 months on a minimum 7-year term. This allows tenants to adjust to the center at $8 below market rent and be in full swing when the full rate is imposed.
WOODFOREST WAYPOINT
Surrounding the center is Woodforest, Montgomery’s top-selling master-planned community, and its 27-hole championship golf course, Woodforest Golf Club. The community is planned for 5,500 new homes and features resort-style amenities, an active adult community, a worship center, and a sportsplex. Homes start upwards of $300,000, generating an estimated $800 million tax base. The best part is that Pine Forest is the area's central retail outlet.
EMERGING MARKET
As Houston’s northward migration pushes past Spring and The Woodlands, what was once a rolling, rural landscape is now dotted with million-dollar homes and chic shopping centers. Pine Forest is in a particularly concentrated development node as it balances suburban seclusion with community connectivity. Within just 2 miles of Pine Forest, median home values are nearing $500,000, with an average household income of $173,583. The number of households is projected to jump 25% and raise annual consumer spending by $65 million over the next five years.
