While "As-Is" offers are preferred, if maximum value is dependent on obtaining residential development approvals (e.g. Tentative Map), the the property owner is willing to accept an Option Agreement. Said Option Agreement will require regular and substantial nonrefundable deposits to be released to the property owner on regular intervals throughout the development approval period.
