Located at 848 Payne Avenue, in the heart of St. Paul’s East Side, Nova SP is Schafer Richardson’s fourth affordable housing project and is the company’s first affordable housing project in Ramsey County. The development will consist of 99 studio, one, and two-bedroom units along with 5,600 square feet of ground floor commercial space. The apartment units will be rent restricted for households earning at or below 60% of the Area Median Income. Resident amenities include a fitness center, bike storage, package notification and storage system, dog park, outdoor patio space, and on-site management.
The development will be Enterprise Green Communities certified and will include energy and water efficiency measures, innovative stormwater management measures, healthy interior materials, and a 130kW solar photovoltaic array on the roof. The development is also designed towards SB 2030 standards.
Nova SP is Schafer Richardson’s first Opportunity Zone project and is also the first low-income housing tax credit and opportunity zone project to close in Minnesota. Construction is expected to last from June 2020 to August 2021.
