Project Scope and Narrative:
This project consists of the construction of a new 7-story building on Common Street, one of the main streets in Lawrence, MA. The project program is to provide a two-level parking garage on the first two floors of the construction (93 parking spaces). The main level will consist of a commercial space of
as well as the main multifamily apartment entry lobby. Four multifamily residential floors with 6 rental apartments on each floor above.
The total number of apartment units to be provided is 60; with a unit mix of (37) 2 bedrooms, ranging from 900-986 sq ft and (23) 1 Bedrooms, ranging from 614-668 sq ft. The overall building footprint is 72’ x 88’ with a gross floor area of approx. 6400 SF per floor. The overall project will be a total of 38,000 SF (including the parking garage).
An elevator will be provided to serve all floors including the basement. In addition, (3) egress stairs will be provided serving all floors including the basement. New storefront windows will be provided throughout the building and the building will meet or exceed the current energy code requirements.
The project construction type will be Type 3-A construction with floor-to-floor heights of 12’-0” providing approximately 9’ ceiling heights. The ground floor will have approximately 11’ ceiling heights. The overall building height will be 58’ which will be well under the requirements of a high-rise development.
