We purchased this August 2023 and have put hundreds of thousands of dollars in CAPEX including but not limited to: New pavement, seal coat, new computer, new open tech gate hardware/keypads and software, all new led lighting, new website, new roof on one of the buildings, all new paint in office, and all doors, trim and entire buildings, new door unit tags and much much more. When we purchased it we had actual T12 of 11.8k per month in gross revenue and we run Sitelink mngt software. Our total monthly expenses all in including, payroll, mngt fee, utilities, property insurance and property tax etc. are $8800 per month. We have been granted a special use permit by the city of Broomfield to allow Penske truck rentals and our T12 average revenue (as truck rentals of course are highest in summer) With May/June/July/August and sept being between $23-$34k each month . Revenue has been steadily climbing and plenty of room to increase further as occupancy is currently at 74%.
2024 Gross revenue was $247k with expenses of $8800 per month.
