The property is located in eastern Alvarado, which is an emerging market along IH-35W as Burleson is reaching build out. It was recently annexed and is in the Alvarado ISD. It is located along future CR 607, but will be accessed from a new railroad crossing to be built soon on the development tract next door. It is gently rolling with few trees and minimal FEMA flood at the SW corner. It was straight zoned SF-2 allowing 50' lots, but the city is open to a PD zoning allowing smaller lot sizes and the Seller will give time. A city sewer main is on the tract next door west owned by a major builder, but the city needs to upgrade their sewer facility before much more SFR development can happen in the city. There are no unusual easements and it is ag exempt. It is an ideal landbank tract until the access and sewer is developed. Ideal for eventual SFR or BFR development.
