The existing tract is located on Airline Road, at the intersection of Airline Road and Saratoga Boulevard. The tract is Southeast of State Highway 357 and consists of lots 4, 5, and 6. Making up 15.45 acres out of section 20 of the Flour Bluff and Encinal Farm and Garden Tracts, a map of which is recorded in volume A, pages 41-43, map records of Nueces County, Texas. The existing site is currently undeveloped.
The tracts are zoned as General Comercial-2 (CG-2) and Neighborhood Office District (ON)
The existing tracts are not currently platted. A replat will be required to create one contiguous lot.
An 8” or 10” line will then need to be extended approximately 550’ through an existing easement to the subject property. This main will serve as the tie in point for the sewer extension to provide service to the project site.
The property has existing shared access drives on Airline Rd and Saratoga Blvd. Airline is a
A1 arterial road per the City of Corpus Christi Urban Transportation Plan and capable of handling the traffic that will be generated by the apartment complex. Saratoga Boulevard is a TxDOT road and is also capable of handling the traffic load. A new driveway on Saratoga will require a TxDOT driveway permit.
