OVERVIEW

The Ficke Team of Colliers International has been retained to exclusively market for sale the Social Security Administration (SSA) office located at 636 Pine St., Michigan City, Indiana. This single-tenant property consists of a 6,240-rentable-square-foot building developed in 1999 as a build-to-suit for the Social Security Administration (SSA) that includes twenty (20) parking spaces on 0.67 acres. The Government Services Administration (GSA) executed a succeeding 15-year lease, 10-years firm term. As part of the new lease, the GSA is investing $773,346 for tenant improvements (TI). The new lease will commence upon completion and GSA acceptance of the construction project. Buyer will be responsible for funding the construction project, and project oversight as obligated in the recently executed lease. Please see page 12 of this OM for the construction project cash flows, which is considered in the pricing. The construction drawings are complete, and the project bid for a total project cost of $894,470. The Tenant Improvement Cost Summary table was finalized with the GSA. The GSA is amortizing $283,997 in TI rent and $528,016 will be paid in a lump sum. The GSA will also pay a 5% TI project management fee. The GSA will remit the lump sum upon completion and acceptance of the improvements. Based on the requisite improvements, this will be a new interior. Michigan City is the largest city in LaPorte County, Indiana, which is included in the Chicago-Naperville-Michigan City Combined statistical area. It is about 50 miles east of Chicago and 40 miles west of South Bend. The property is only a one hour train ride to downtown Chicago via South Shore Line leaving once every hour from 7 AM to 12 AM Monday through Friday.
