Their expertise ensures that each facility adapts effectively to the changing needs of its patients, fostering long-term recovery and stability.   The Pleasant Hill facility opened in December 2024 and is already performing beyond expectations. Iowa City will celebrate its opening with a ribbon-cutting ceremony in the next few weeks, and Mishawaka is expected to commence operations in the coming months. Plans are in place for an additional six facilities, projected to be operational by next year. Nelson’s strategic expansion is focused on states with favorable reimbursement environments, ensuring a diverse payer mix that mitigates financial risks. Each facility is backed by an absolute NNN lease, which includes a 15-year term with 3% annual rent increases, and a personal guarantee from a principal of the operating company who has a net worth exceeding $130 million.   The ownership group is keen to collaborate with a strategic partner to streamline and accelerate their expansion efforts.
