Future subdivision or apartment site, located centrally in Fernley, NV. The current plan is to build The Fernley Gardens Project. It's located in downtown Fernley, Nevada. The Project consists of 242 “for sale” residential homes on 17 acres, of which 43 are single family and 200 are attached townhomes, configured in four and six plex buildings. The common area amenities will include a clubhouse, and walking trails.   We expect the project to be developed in four phases with total buildout in 4 to 5 years. Our targeted buyers are the employees of the significant international manufacturing and distribution companies located in the Tahoe- Reno Industrial Park and Victory Logistics within the City of Fernley.   The project has received strong support and direction from the Fernley City Manager, Staff and the Mayor. Our project team has also negotiated favorable impact and utility connection fees and their timing of payment, which will be formalized in a development agreement. Our April 2024 meeting with the City Planners went very well. They are encouraging the growth and support in filling a need for more housing and rental properties in the City to support the growth. The necessary project water rights are purchased and banked with the city’s inventory system.
