Project is 24 months along in the preconstruction process, meaning 24 months closer to revenue.
· It is engineered and permitted for 137 bays of fully enclosed storage. At $1,100 per month per bay, that is a monthly revenue of just over $150k per month. Along with 4600 square foot office space / storage space that can also be rented for personal storage.
· Located on one of three roads in Saint Lucie County permitted for a billboard. Revenue from a billboard is estimated at $35k per month.
· There aren't any objections for our project as presented to FDOT.
· Utility companies have expressed no objections to the project.
· $300K+ invested in engineering, permitting fees, surveying fees, ecological impact survey fees. Wildlife and tree impact and survey fees. Tree mitigation fees.
· Three lanes of South bound traffic and three lanes of North bound traffic, over 32 thousand cars a day according to an FDOT 2022 traffic study.
