Scope of work to be completed, at owner’s expense, prior to occupancy by new tenant:
Ceiling
Sections with drop ceiling - The existing ceiling will be removed and replaced with a modern drop ceiling with 2x2 recessed square tiles at the maximum reasonable height to allow space above for current and future mechanicals
Sections with finished ceiling - The existing ceiling will be freshly painted with updated lighting or may be replaced with a drop ceiling at the owner’s discretion
Lighting - either recessed-style lighting (where there is a drop ceiling) or new surface-mounted (no drop ceiling) lighting will be installed.
Walls - Paneling to be replaced with drywall and wallpaper will be removed. All surfaces (including trim and doors) are to be freshly painted in neutral colors.
Bathroom - Fixtures will be replaced and modernized including a new vanity. The walls will be painted.
Floor - All flooring to be replaced with neutral-colored commercial tile or vinyl plank flooring
Heat / Cooling - additional radiators will be added to the front and back rooms to improve heating. Central air conditioning is to be added. Alternatively, both may be replaced with mini-split units (at owner’s discretion).
Kitchen - Cabinets will be painted and upgraded with new hardware. Fixtures will be upgraded.
