The site is home to R. Jorgensen Antiques, which has operated for over 50 years as one of New England’s largest collections of fine period antiques. With expansive frontage along US Route-1 there is a horseshoe driveway with two curb cuts (and a third curb cut to access the rear parcels).
The antiques store consists of two outbuildings totaling 12,336 square feet of finished space and is situated in the General Business zoned portion of the site. The first building is on the National Register of Historic Places and is one of the oldest homes in Wells. Totaling 6,383 square feet it was originally built between 1681 and 1685, which has undergone a number of expansions and renovations over the years. The second building was later built in the 1980s, and totals 5,952 square feet in a two-story structure.
By-Right Zoning Allows for New Subdivision & Redevelopment of Antique Shop
Single-family residential is allowed by-right in each of the three zones (General Business, Rural, and Residential A). While density varies for each of the three zones, the entire 114 acre site would allow for approximately 102 single-family homes by-right in addition to redevelopment of the antique shop buildings on the front lot along US Route 1.
With Planning Board approval, a developer could pursue a density bonus through a Residential Cluster Development which would allow for approximately 128 single-family homes in addition to redevelopment of the antique shop buildings, with a 35% open space requirement.
