The 5+ acre site is situated in the northern quadrant of Ossining's Hudson River waterfront, with over 260' of direct river frontage along the Metro North Railroad's right-of-way. The site offers unobstructed views of the river and of Rockland State Park on the West side of the river. The pristine 26-acre Crawbuckie Nature Preserve is adjacent to the site's northern boundary.
The topography to the east rises to a level above the height of the proposed residential structure, effectively screening it from inland views. The easternmost 1.2 acres of the site, which have never been developed, is proposed to be dedicated as a conservation easement. The southern exposure is also at an elevated height, offering privacy and seclusion without being isolated. Most of the site is relatively level except for the portion dedicated to the conservation easement.
