This 9,327 sf warehouse at 327 Warehouse Road was built in 1942 to store building materials for the first housing boom in Oak Ridge. 327 is currently under renovation, and will be ready for a new tenant between July and September depending on scope of eventual reno.
The location is excellent: it's a block off Oak Ridge Turnpike in a compact industrial area with multiple points of access to the Turnpike and other parts of Oak Ridge.
Zoning is IND1 (Industrial). Public water, sewer, and natural gas are available.
327 has 10' ceilings at the eaves. It's a metal building with a metal roof, and is supported by exposed wooden posts and roof structure. The roof is newly-insulated. The building will have 3 phase/800 Amp power. The interior will be lit appropriately for storage use, with capacity to double the number of light fixtures should more illumination be desired.
The Warehouse Road side of 327 is right next to the road and has dock-height doors. A concrete loading dock runs the length of the opposite side. There are currently four dock doors on the Warehouse Rd. side of 327, and one at the loading dock.
At this point, the Landlord's renovation work is preparing the entire space to be leased as unconditioned warehouse, with storage as its primary use. The space is divisible. The renovation plan is flexible, and Landlord will work with tenant to meet tenant's needs. See agent about parking.
