The OM8 building is the largest newly built business center in the capital, with more than 36,000 square meters above ground and 1,240 parking spaces, a notable element given the scarcity of parking in the area. It will have fast charging points and is double certified: LEED Platinum and WELL Platinum (both Core & Shell), in addition to AEO and the Almost Zero Consumption Building rating, making it one of the most functional, comfortable, innovative and sustainable business centers in Spain. Globally, there is only one other building with the same set of features. Located at the intersection of Julián Camarillo and Alfonso Gómez streets, in the technological district of Madrid, MADBIT, the OM8 building is surrounded by numerous multinational companies, national technology, engineering, telecommunications companies and technological divisions of various corporations. In addition, the area has large public parks such as Quinta de los Molinos and Torre Arias. From an architectural point of view, the OM8 building is composed of two structures (O and M) joined by an impressive central glazed atrium over 25 meters high, which acts as the “heart” and main communication node. The building will have large service areas, interior gardens, escalators and panoramic elevators. A competition for ideas for the design of common areas is currently under way, with two finalists in the selection phase. Open escalators will facilitate smooth and efficient vertical circulation, connecting all floors from garage 3 to the fourth floor and ensuring compliance with the highest CoVID-free safety standards.
On the ground floor, an innovative space called H2H will be located, which will house meeting rooms, coworking spaces, exhibition rooms, rest areas, restaurants and leisure areas. Wellness facilities include a gym, CrossFit area, running circuit, climbing wall, bicycle parking, changing rooms and an aromatic garden. 90 meters, they will be equipped with raised technical floors (between 17 and 27 cm, depending on the floor) and adjustable metal technical ceilings (60 cm). The integrated LED lighting will allow adjustments according to the circadian cycle, while the “Cold Beam” air conditioning system will offer a comfortable and quiet environment, with filtration and disinfection systems that eliminate 99.9% of particles and pathogens without generating noise or drafts. In addition, the building will have a highly efficient and environmentally friendly central heat and cold production, a fully glazed double-skin active façade with automatic interior and exterior blinds for optimal use of natural light, thermal/acoustic insulation and control of solar radiation. Large private terraces will also be available for tenants and large bathrooms with individual cabins, sinks and dryers.
