This site is 3.5 acres +/- of vacant, rectangular shaped land with right to off-site retention. Assuming surface retention requires 20% of a land site, having off-site retention rights increases the effective land size by 20%, therefore, effectively making this land site 4.375 acres +/- in size.
Access apparent planned full median cut on the south side of our site and a center lane bi-directional left turn lane, already instituted (for north and south bound traffic to turn left to enter either side of the roadway), all along the roadway fronting the site. Dependent upon the development, traffic study, etc, acquiring a traffic signal at the southern full median cut access point for the property is a possibility. A mast arm or strain pole signal are possible requirements.
Utilities: a 12" water main runs along the northern property boundary. At least 4 gravity sewer manholes are positioned near the parcel. See the flyer, page 4, showing these manhole locations, proximity to the parcel.
The subject property is zoned B-2, City of Debary, which promotes a solid basic retail class of permitted uses (see table of uses within the flyer). The property fronts busy US Hwy 1792/Charles R Beall Blvd (over 24,000 vehicles per day traffic count), with nearly 2 football fields of frontage length.
About 300 yards +/- to the south of this site, at the intersection of US Hwy 1792/Charles R Beall Blvd and Dirksen Dr, a new K-8, Volusia County School site is under consideration. If so developed, the traffic and economic effects to immediate area commercial sites could be meaningful.
The property enjoys close proximity to I-4, which is about 2.5 linear miles away, with full north and south bound on and off ramp access. I-4 allows easy access to I-95 to the north (Daytona Beach, Jacksonville, etc) or I-4 southbound readily leads to Orlando and all of central and the rest of South Florida.
