This site is well suited for a 7,000 SF 2 story building, a 5,000 SF single story building, a QSR, or car/truck parking. $.50/SF on the land square footage as a ground lease absolutely NNN (negotiable term) with the tenant taking it as is. The property taxes are exceedingly low and the prorated amount for the site is currently $12,383.75 per year (25% of land, 10% of improvements). There would be no other NNN charges paid to the landlord. The tenant would be responsible for maintaining the site and paying all expenses directly and providing insurance (either the tenant or the landlord will end up providing the insurance but the tenant will pay for it). We assume that any tenant will likely demolish the existing office building.
Lessee shall survey area upon completion to determine exact land size upon which to calculate the rent (Lessor shall have right to verify), and rent shall be corrected/ adjusted at that time. Any required setbacks are included in Lessee’s total square footage. Note: Lessee is paying for and maintaining one half of the driveway into the property. Said driveway must remain as a driveway open and available for adjacent businesses. Likewise, the other half of the driveway shall be maintained by Lessor or its adjacent Tenant, and said other half of driveway shall remain open and available for subject Lessee.
In the event that Lessee desires to use additional land under the high tension wires, said land shall be added to the Premises at a rate of $0.25 per square foot.
