The Class A industrial facility is planned to encompass 58,690 square feet, and it is placed on a 5.35-acre lot at the corner of Cahill and Dewitt Street, which is zoned industrial to allow for outdoor storage. Plans call for a 160-foot building depth, 32-foot clear height, 52-foot by 50-foot column spacing with a 60-foot speed bay, 21-foot dock-high doors, and two ramped drive-ins. The expansive lot provides room for a 160-foot truck court, outdoor storage, and 131 employee parking spaces.
Caldwell County and the greater Innovation Corridor, a region comprising the communities in Hays, Caldwell, Comal, and Guadalupe Counties, is rapidly becoming an industrial powerhouse of Texas. The trailing 12 months as of May 2024 saw over 168,000 square feet of industrial space delivered in Caldwell County, or about 12% of total industrial inventory. The excitement for the area is abundantly apparent in the immediate vicinity as the McElroy Metal Service Center is underway, and Factory Builder Stores, another phase of Titan Industrial Park, and the Ziegenfelder Company Manufacturing Facility are all planned around Lockhart Industrial Park. Combined with this development, these projects total nearly 1 million square feet of new space.
