Located near the IH-35 corridor on FM 2001, this Site provides easy access to Austin and San Antonio. On a daily basis, the section of IH-35 between Austin and San Antonio sees a significant traffic volume ranging from 100,000 to 150,000 vehicles. Furthermore, the 13 counties along this corridor are projected to reach a population of 5.71 million by 2030, an impressive 34% increase from 2014. Notably, job growth in the area from 2017 to 2022 outpaced the national average by 17.5%, with an increase of 20.9% from 114,262 to 138,175 jobs. As this growth continues, the demand for housing will follow suit. By 2045, it is expected that 53% of the population between Austin and San Antonio will reside within a 5-mile radius of IH-35.
