The topography of the property has varying degrees of slope, ranging from slight to steep with a downslope attitude. A “cut & fill” method should be sufficient for leveling, however, it is unknown if blasting will be required. The rear (northern side) of the property must be used for stormwater management to contend with the documented streams & wetland area. Based on county & state buffers and the impervious setback, the remaining land area available allocated for lot development is approximately 2.1 acres.

To achieve a density that allows for cluster residences, the current zoning must be changed to at least RA-4 and at most RA-6*. The Cobb County Board of Commissioners will now accept applications for these zoning cases.
