There will be an additional standard NNN fee represented by monthly NNN utilization expenses.
Medical groups should want two rooms just because it would help with their workflow. While they are seeing a patient in one room, the other room can be prepped with another patient by their assistant.
It will be much more efficient to go with both rooms.
This would include:

- minor procedure room

The tenant will bring their own staff, electronic medical record (EMR), and a dedicated phone line for their own practice. This will keep things clean, and avoid confusion.
