The Property is also located across from the 211th Street Metra Station. Chicago is the third largest MSA in the U.S. with a population near ten million.
The Tenant is VCA Animal Hospitals, Inc. and it operates a 24-hour-a-day animal hospital and surgery center out of the subject Property, which is a relocation and expansion of an already successful VCA location in Forest South. The Tenant will move into the Property upon completion of construction during the summer of 2024 and just executed a new lease for an initial term of fifteen (15) years expiring August 31, 2039. Annual rent is $400,835 at commencement and rent will increase by two percent (2%) annually throughout the initial term and three (3), five (5) year options.
