The OAX Industrial Campus at 20941 Sandy Road offers a considerable tract of land that’s available for sale and build-to-suit opportunities and benefits from an abundance of transportation options. The 105-acre site presents a quality location for logistical needs and a speed-to-market development with an active rail on-site, CSX and Norfolk rail adjacent to the property, direct access to Route 31, quick access to the I-65/I-565 interchange, and proximity to all of the manufacturing facilities in Decatur and Huntsville. The property also offers convenient access to air freight at the nearby Pryor Field Regional Airport and Huntsville International Airport, which is within a 20-minute drive. Ownership will also provide build-to-suit opportunities for a quality credit long-term lease, and both buyers and tenants will find that all utilities are present, including sanitary sewer. Furthermore, the property is also nearly equidistant to Nashville and Birmingham, which lie one hour 43 minutes north and one hour 15 minutes south, respectively, and provide access to larger markets. This is in addition to metros like Atlanta, Charlotte, Indianapolis, and Columbus, which can all be reached in under a 10-hour drive.
OAX LLC owns 104+ Acres of fully developed greenfield in Tanner, AL, an unincorporated region of Limestone County. The property is zoned industrial with essentially no limits on its use.
The property historically had a dual transmission high voltage switchyard dating back 60 years and designed to consume nearly 200 MW from TVA.
The switchyard has been cleared of equipment due to age and condition, but the two A-frames and whips from the TVA grid are still in place.
The property is available to come back online with power provided by TVA directly to the parcel, and 400-600 MW (more?) has been an agreeable volume to be allocated.
The property is fed with all utilities, including an abundant supply of water. (3 foot main was granted easement rights for the municipality to install several years ago.
The property is expandable to two adjacent parcels, up to a total of approx. 350 acres.
The 150 acres directly to the west is also abutting the Tennessee River. TVA controls rights on this waterway as a component of their hydro grid.
TVA has permitted other properties to use water from the river for heat exchange and return it to the river. We assume this right would be granted (with conditions) to heat exchange at this location as well.
