An opportunity exists to acquire a truly unique, magnificent wilderness backcountry property consisting of 72 acres inside
the Frank Church Wilderness Area (in holding); i.e. about 30 miles upriver (Salmon) from Riggins, Idaho, and about 50 miles from
McCall, Idaho; accessible only from McCall, however. A large lodge (4 stories) and garage (3 stories) with upstairs apartments (42,000
total sq ft) has been partially constructed with wood on concrete and steel according to rigorous commercial codes. Additionally,

facia, close in the building, dedicate a couple of pieces of small equipment, repair/replace some existing temporary buildings, and
stabilize the new structures while the new owner defines what purpose and construction scope is desired in the future. It is unlikely
that significant future use could be accomplished for less than an investment of an additional $10,000,000+. Beyond that, the
property can be developed into whatever a new buyer wants. The open, commercial construction of concrete and steel provides total
flexibility to suit any buyer’s desires and budget. The property is truly unique and can be completed by the right buyer(s) with
imagination and resources. All of the difficult construction is already done; site work, design, foundation, basement, exterior walls
and 98% of roofs. It is ready for completion and then can last hundreds of years.
