It features 2,205 square feet of living area, a 600 square foot garage, a 61 square foot open porch, and a 1,198 square foot screen porch that encloses a pool. 1 of 2 A/C units were replaced approximately 3 years ago, the house was painted inside and out in the last 2 years, pergo and polished concrete floors were installed in 2012, and the kitchen was extensively upgraded in the last 5 years with new counter tops, cabinetry, and stainless steel appliances. Consequently, there is no evidence of significant deferred maintenance, and the estimated effective age of 10 years is lower than the subject’s actual age of 15 years.

In 2008 the bathrooms received new fixtures and in 2007 the 132 attached screen porch was added. Consequently, there is no evidence of significant deferred maintenance.
The subject consists of a metal over wood frame office/warehouse building that was constructed in 2005. It features 1,068 square feet of living area on 2 floors that is set for use as an apartment, and 6,554 square foot of unfinished warehousing. The apartment features a living area, small kitchen and restroom. The warehouse is large an open featuring exposed concrete floors, and exposed metal walls. There is no evidence of significant deferred maintenance, and the effective age is estimated to be the same as the actual age of 14 years.
The subject consists of a metal over wood frame general barn that was constructed in 2005. It consists entirely of unfinished area and features multiple holding stalls. There is no evidence of significant deferred maintenance, and the effective age is estimated to be the same as the actual age of 13 years.
Additional site improvements on site #1 include: approximately 31,685 square feet of asphalt paving, 3,305 square feet of concrete paving, a 144 square foot low cost wood frame shed, a 500 square foot open pole barn, approximately 620 lineal feet of 4 foot high chain link fencing, 180 lineal feet of 4 foot high vinyl 3 rail fencing, 1,735 lineal feet of 6 foot high electric wire mesh fencing, and an electric entry gate.
