Southeast side of IH-35, approximately 1/3 mile north of Aquarena Springs Drive. TXDOT will be constructing an exit ramp north of Aquarena Springs, just south of the subject, giving the site convenient off access, with on just north. Relatively level development site, with high ratio of frontage to depth. Site is well-treed, where selective trees could remain for aesthetic appeal.
