Under and by virtue of the power of sale contained in that certain Money Loaned Deed of Trust, Security Agreement, and Assignment of Contracts, Leases and Rents executed by 1600 Hazel, LLC and dated July 21, 2023, and recorded among the Land Records of Baltimore City, Maryland, at Liber 26104, page 213 (the “Deed of Trust”), the holder of the indebtedness secured by the Deed of Trust (the “Noteholder”) having subsequently appointed Hunter C. Piel and Scott B. Wheat (the “Substitute Trustees”) as Substitute Trustees by instrument duly executed, acknowledged and recorded among the Land Records of Baltimore City, Maryland for the purposes therein contained, default having occurred under the terms of the Deed of Trust and at the request of the party secured thereby, the Substitute Trustees will offer for sale to the highest qualified bidder at the subject property, 1600 Hazel Street, Baltimore, Maryland 21226 on:

The property is believed to be improved by a two story corner tavern building constructed in 1903, containing 2,128 square feet above grade and 1,008 square feet of basement space partially at grade in the rear. The first floor is arranged as a twelve-seat bar with table space and two powder rooms. Features are believed to include a wood front bar, mirrored back bar with wood columns and detail, draft system, LVP flooring, updated lighting, decorative tin ceiling and forced air heat. Condition and arrangement of second floor and basement is unknown.
In addition to and in conjunction with the Substitute Trustees’ offer for sale of the Property, the Noteholder will offer for sale that certain Beer, Wine, and Liquor License # LBD7 242 issued by Baltimore City, Maryland, which, upon information and belief, is associated with the bar and packaged goods business located at the Property (the “Liquor License”). The transfer of the Liquor License is subject to the approval of the Board of Liquor License Commissioners of Baltimore City as in the case of an original application, and it shall be the sole responsibility of the purchaser to obtain said approval. In addition, any tangible personal property taxes, retail sales, amusement, admission, and/or withholding taxes, and any other charges due in connection with the Liquor License and/or the transfer thereof, shall be the sole responsibility of the purchaser.
*TERMS OF SALE: A deposit in the amount of Fifteen Thousand Dollars ($15,000.00), payable in cash or certified check, will be required of the purchaser(s) at the time and place of sale. The deposit must be increased to 10% of the purchase price within two (2) business days, and delivered to the office of the Auctioneer in the same form as the initial deposit. The balance of the purchase price shall be due in cash or by certified check with interest on the unpaid balance of the purchase price at the rate of ten percent (10%) per annum from the date of sale to and including the date of settlement. In the event the Noteholder, or an affiliate thereof, is the successful bidder at the sale, such party will not be required to make a deposit or to pay interest on the unpaid purchase money. The Substitute Trustees reserve the right to reject any and all bids and to extend the time for settlement for any reason.
