Tract 1 is approximately 34 gross acres of property located in Tarrant County, not in the City of Fort Worth. While the property is currently in the Fort Worth ETJ one can opt out if desired. The tract has approximately 800 feet of West Bonds Ranch Road frontage with access to the interior via a planned private road. The property can be subdivided. The location is prime for: Convenience Store, Retail Strip Center, and/or Fast Food on the Northern part of the tract and Wholesale/Retail/Commercial on the South side of the tract. The gas pad site on the south side of the tract will remain. A conceptual layout of the properties consisting of tract 1 and tract 3 is attached. It indicates possible lot sizes and occupants for the sites. Note that the planned private road will have an entrance just East of Willow Springs Rd. and will loop around and with another entrance directly across from the Wellington Community by Pulte. As of June 2024 we are still working on the sewer and water plan.
