common with other tenants in the Building.
The Base Rent shall also include payments for the
reasonable provision of Utilities (e.g., the cost of providing
for electricity, heat, and, if applicable, water, sewer,
ventilation, and cooling, along with, if and to the extent
applicable, the operational costs for Utility System
Maintenance Costs, the Premises Utility Maintenance, the
Electricity Administrative Fee, and the Utility
Administrative Fee) to the Premises up to an aggregate
amount of $3.00 per square foot per annum (“Included
Utilities Amount”); only in the event that the Included
